This approach also allows us to coordinate with subcontractors such as plumbers, electricians, and countertop suppliers to align with our timeline. Additionally, it provides ample opportunity to our clients to choose finishing materials and visualize the final space.

The overall cost of your renovation will depend on various factors, including the project's scope, complexity, and the finishes you desire. A more specific estimate would be around $70-80 per square foot for a standard two-story single-family home. This typically includes three bedrooms, one bathroom, a living room, a dining area, a new kitchen with thermofoil cabinets and quartz countertops, new doors, baseboards with accessories, fresh paint, hardwood floors, kitchen tiles, stairs that match the flooring, pot lights throughout, and a few additional minor enhancements. Yes—under Ontario’s Building Code Act, any structural changes, additions, basement conversions, or major mechanical alterations require a building permit. Cosmetic work like painting or flooring typically doesn’t need a permit, but if it involves removing walls or relocating plumbing/electrical, you must apply and wait for approval—usually 2–4 weeks. We can also handle the permit submissions and liaise with city inspectors to ensure compliance.


Let's say you planned to have a thermofoil basic kitchen, but after visualizing it or looking online you change you mind and want to have a painted kitchen instead, This is called a change order. We will send an email with a pdf of the suggested change order, just like we send you our quotes (detailed), you will know the actual cost and change in our timeline before you accept it. Now, not every time  change would cost you money and time, for example, if you decide to go for a different paint, change the color of the kitchen, tiles of flooring (before we place the order).

  A common schedule is 10–20% deposit at signing, 30–40% at project start, 30–40% mid‑way, and the remainder upon completion. We do not typically ask for a deposit, (if the project is starting within next 6 months), We share the payment schedule with work schedule  before starting the project. Our payment schedule is as follows:

30% starting day (cover the initial material and demo costs)

30% upon the completion of 60% of the scope. (the 70% completion criteria will be clearly mentioned in the schedule)

30% upon the final walk through (described in the schedule)

10% Holdback or after the completion.


Most experts recommend letting the contractor procure materials, as they have trade accounts, volume discounts, and can ensure correct quantities and specs. We do not have any conditions regarding this. if our client has the materials on hand or want to procure the materials him or her self, we give a quote for the labor cost only. Last time, I told my client that I have saved $ 800.00 for (Got further discount from the supplier), I was told to adjust the money to build a panel wall in the dining room. 

You get a single point of contact.  Effective communication is achieved through weekly progress meetings and photo or video updates. We will also keep you updated while you select the materials keeping in the loop at every stage of the project.


 While you might find a variety of opinions online, the best approach really depends on the type of work involved. If you're planning a full renovation, we usually recommend having the property vacant. This can save you time and money in the long run! If the property is occupied, we can still work together, but we'll need to take it step by step. Our working hours might be a bit limited, and we may have to move our equipment around more often. Plus, plumbers and electricians might need to visit a few extra times, and space could be tight. But with good planning and teamwork, we can definitely make it work, even if it might be a bit pricier!
