I’m Harry, and over my years in this industry, I’ve seen three major problems derail projects—and relationships. First, there are contractors who win bids on complex jobs by under-quoting, only to disappear when the real costs emerge—leaving homeowners scrambling for cheaper materials, extra funds, or finishing crews.  Second, project scope can balloon when clients, especially those on tight budgets, request continuous changes—adding custom finishes or small extras that slow timelines and hike costs unexpectedly. Lastly, not being in direct contact with the client, having middlemen can really make it worse- over-promising the results in the budget, taking a big cut from the payments, communication gaps and bringing you prices far down making it hard to make any profits.


Both issues stem from a lack of clear process—without a documented scope, material list, work schedule, and agreed terms, every project becomes a gamble. I’ve lost money, clients, and trust, even redoing entire renovations at my own expense to honor my commitments. I’ve walked away from middlemen who cut into budgets and demanded full-value results, and I’ve felt the frustration of clients confused by shifting quotes and missed deadlines.
